What is a General Contractor?

1

A General Contractor (GC) manages and coordinates all aspects of a construction or renovation project. This includes budgeting, obtaining permits, scheduling work, managing subcontractors, coordinating material deliveries, and overseeing quality control from start to finish.

Why should I hire a General Contractor?

2

An experienced GC brings trusted subcontractor relationships, professional project management, and potential cost savings through trade partnerships. You benefit from reliability, efficiency, and a higher-quality finished product.

How are change orders or cost overruns handled?

Estimates can vary based on project scope, material selections, and business structure. Make sure each estimate includes the same details. Licensed, insured contractors with professional staff may cost more than smaller operators, but often provide greater accountability and service.

Most work is completed by our trusted, licensed subcontractors and long-standing trade partners, including roofers, electricians, plumbers, HVAC specialists, and other skilled trades. In select cases—such as siding, trim, or millwork—we may self-perform work when it allows us to provide better pricing or deliver a higher-quality result. Any self-performed work is clearly identified during budget finalization prior to construction.

Yes. A deposit is required before pre-construction services begin. Depending on the size and scope of the project, additional deposits may be required prior to the start of construction. Deposits are applied toward the project balance during the final billing phase. For larger projects, clients are billed monthly based on project progress, with invoices issued at the beginning of each month and due upon receipt. Each invoice includes an updated budget summary. For smaller projects with shorter timelines, a deposit is collected at the start of the project and the remaining balance is due upon completion.

We prioritize clear communication. Any requested changes or unforeseen costs are discussed in advance and are documented and approved through a formal change order process via Docusign before the work proceeds.
